1. Credit scores under 600 (all adults) do not qualify. More that 3 non medical collections do not qualify
2. Total/combined gross (pre-tax) monthly income should be at least 2.5 times the monthly rent. Must be verified
3. We do not accept "cosigners." (exceptions for students)
4, Roommate situations, all applicants must qualify on their own,
5. Occupancy only 2 persons per bedroom plus 1 extra
5. Security deposit and first month's rent are due in full immediately upon accepted application. If you do not have all funds don't apply.
6. No prior evictions or judgments in the last 5 years from previous landlords or monies still owed (proof of resolution required).
7. 2 years of residential history required. Must provide correct contact information for past landlords.
8. We do not accept or process "sight unseen" applications (out of state/country applications may be an exception).
9. Felony of the manufacture and sales of illegal drugs are rejected, others considered on a case by case basis.
10. Each applicant over the age of 18 must submit an individual application, each application must show two pieces of government-issued identification (1 must include a photograph).
11. We will not review incomplete applications, we review them in the order in which we receive them. We will accept the first qualified applicant.
12. all applicants may submit a written explanation with their application if there are extenuating circumstances which require additional consideration.
